Many property investors, instead of going with a traditional sole triple net commercial property, are choosing to invest in single, larger triple net commercial commercial properties with multiple property investors. Such commercial property is otherwise known as triple net-TIC investment.

While TIC commercial properties are available for virtually all commercial property types, triple net-TIC commercial properties are particularly popular because of their predictable cash flow backed by national credit tenants. It is common for a TIC sponsor to convert a multi-tenant commercial property into a triple net-TIC through a master lease.
